Rain sensors close venting skylights automatically when precipitation begins. Venting skylights are popular in kitchens, master bathrooms, and spaces where both light and airflow are desired.

The additional complexity of venting skylights — hinges, weather seals, rain sensors, motors — means more maintenance touchpoints than fixed units. The mechanical components need periodic inspection and the opening seals should be evaluated for deterioration annually.

Tubular Skylights (Sun Tunnels)

Tubular skylights, sometimes called sun tunnels or light tubes, capture sunlight at a small dome on the roof and transmit it through a highly reflective tube to a diffuser lens in the ceiling. Skylight Installation Process

Structural Assessment

Before a skylight is installed, we assess the roof framing at the intended location. If a rafter falls in the planned opening, it must be cut and supported by a header — a structural modification that requires proper sizing. We don't improvise framing modifications; we do them correctly with appropriate lumber sizing and connections.

Curb Construction or Selection

Skylights are installed on curbs — raised wood or metal platforms that elevate the skylight above the roof plane, ensuring water drains away from the unit rather than pooling against it. For curb-mounted units, we build a properly squared, leveled, and waterproofed curb. Many modern skylights use a self-flashing frame that integrates the curb and flashing into the unit.

Flashing System

The flashing at a skylight is everything. We use manufacturer-supplied integrated flashing kits for all VELUX and other major-brand installations — proprietary flashing systems designed specifically for each unit. These systems include step flashing at the sides, head flashing at the top (sometimes with a sill flashing pan), and apron flashing at the bottom. We do not substitute generic step flashing or improvise at skylight installations.

Ice and water shield is installed under all flashing at the skylight perimeter, extending well beyond the flashing footprint on all sides.

Interior Finish
